Acoustic Ceiling Tile Cleaning

Acoustic ceiling tile cleaning removes surface dust, smudging and discoloration from drop-ceiling tiles without replacing them. Cleaning typically costs a fraction of replacement and avoids the disruption of removing tiles. AELC providers vacuum tile faces with HEPA source capture and use tile-safe cleaning methods suited to the tile material.

Why it matters

Ceilings take up the largest single surface in most rooms, so a yellowed or gray ceiling makes the whole space look old.

More on why it matters

Replacing a ceiling is expensive and disruptive. Cleaning is typically far less costly than new tile plus labor, disposal and downtime.

Dust on tiles above food and patient areas is a common inspection comment.

How AELC providers clean acoustic ceiling tiles

Every provider follows the AELC Source-Control Method: capture the dust, don't move it.

  1. IdentifyIdentify tile type and age, test a hidden area, and check building age and records for possible asbestos-containing tile before disturbing anything.
  2. CaptureVacuum tile faces with a HEPA source-capture vacuum and wide soft brush head from the floor.
  3. ContainLightly damp-clean smudged areas with methods that do not oversaturate the tile.
  4. CleanApply a tile-safe cleaning or brightening product appropriate to the tile material, following the manufacturer's directions.
  5. VerifyInspect under raking light after drying and photograph.

DIY tips between professional visits
  • Do not scrub tiles with wet rags; mineral-fiber tile sags and stains when soaked.
  • Replace individual tiles that are water-stained after the leak is fixed.
Safety: when work stops
  • Tiles in older buildings may contain asbestos. Do not disturb tile of unknown composition; refer it for testing.
  • Water stains signal leaks; fix the leak first.
  • Sagging or crumbling tiles are replaced, not cleaned.

Who needs it most

Acoustic Ceiling Tile Cleaning: FAQ

Is it cheaper to clean or replace ceiling tiles?

Cleaning is usually much less expensive than replacement, which adds new material, labor, disposal and downtime. Your local AELC provider can quote both options.

Can water-stained ceiling tiles be cleaned?

Some light stains can be lightened, but water-stained tiles are often replaced after the leak is repaired. Stains also indicate a moisture problem that needs attention.

Do you paint ceiling tiles?

No. AELC providers clean tiles. Painting can change a tile's acoustic and fire performance and is outside AELC scope.

How do I know if my ceiling tiles contain asbestos?

Only laboratory testing can confirm it. Tiles in buildings constructed before the 1980s should be tested before any cleaning that could disturb them.
